Water Heater Maintenance
This involves flushing the tank to remove sediment buildup, which improves efficiency and longevity, and testing the pressure relief valve.
Drain Inspection and Cleaning
Plumbers check and clean drains and traps, ensuring they are not sluggish or clogged, which can disrupt your daily routine.
Water Pressure Check
They will test your home’s water pressure to ensure it’s within the ideal range (45-65 PSI) and address issues that could damage your pipes.
Valve and Fixture Checks
The main water shutoff valve, faucet operation, toilet function, and shower performance are all checked for proper operation and leaks.
HVAC
System Inspection
- Check thermostat operation and calibration.
- Inspect wiring and tighten electrical connections.
- Look for signs of wear, corrosion, or loose components.
- Verify system startup and shutdown sequence.
Cleaning
- Clean condenser coil (outdoor unit).
- Clean evaporator coil (if accessible).
- Clean blower wheel, fan blades, and housing.
- Remove debris around the outdoor unit.
Testing & Measurements
- Check refrigerant pressures and temperatures (superheat/subcooling).
- Measure supply and return air temperature difference (temperature split).
- Test motor amperage draw against manufacturer specs.
- Check capacitors, contactors, and relays for wear.
Drainage & Filtration
- Inspect and flush condensate drain line.
- Clean condensate pan
- Inspect and/or replace air filter.
